Overview of Residential Development Regulations

The Seychelles Planning Authority has established a comprehensive framework to manage residential development and land use across the country. Below, we explore key regulations governing residential plot coverage, vegetation requirements, building height, and subdivision practices to help developers and residents understand and navigate the planning requirements.

In Seychelles, residential development is classified into various density levels—low, medium, and high—as outlined in the Physical Planning (Land Use and Development Plans) Regulations 2023 (SI 90 2023). Each classification comes with specific guidelines on plot coverage, building height, and subdivision requirements to ensure sustainable and community-oriented growth.
