Roche Caiman Development Guide

The Roche Caiman Development Guidelines aim to provide residents and developers with standards for expanding and enhancing residential spaces while ensuring compliance with planning requirements. This framework covers several aspects, including boundary wall guidelines, extension types, basement structures, and submission procedures.

    Boundary Walls

Boundary wall construction within the Roche Caiman estate is subject to specific height and design standards to ensure visual consistency throughout the community:

    • Rear Boundary Walls:

These walls may reach a maximum height of 1.8 meters, consisting of 1.5 meters of solid block work and an optional 0.3-meter decorative feature at the top.

    • Front Boundary Walls:

Walls at the front of the property are limited to a maximum height of 1.5 meters, which includes 1.2 meters of block work and an optional 0.3-meter decorative feature. This helps maintain aesthetic balance and visibility across the estate.

    Extension Options for House Types

The Roche Caiman estate development guidelines provide specific options for property extensions, tailored to the different house types within the estate. These options allow for variations in structure size and type, catering to each plot’s unique layout:

    • Type R (Red):

Suitable for smaller ground-floor additions, such as an extra room or expanded living area.

    • Type Y (Yellow):

Supports larger additions, including bedrooms or an extended verandah.

    • Type B (Blue):

Allows for more extensive expansion, including multi-room or floor additions.

    • Type G and W:

Designed for unique modifications, such as private balconies or specialized living spaces.

    Environmental and Structural Compliance

Development activities within the estate must adhere to standards that ensure structural stability, effective water drainage, and minimal ecological disruption. Key considerations include:

    • Structural Stability:

Each extension or modification must be designed and constructed to withstand environmental pressures, providing a safe living environment.

    • Effective Drainage:

Modifications must include appropriate drainage systems to manage water flow and prevent damage to nearby structures.

    • Ecological Impact:

Projects must minimize ecological disruption, preserving the surrounding environment and supporting the community's health and safety standards.
